Year: 2022/24

The new three-story apartment building with an attic on Frohalpstrasse in Zurich Wollishofen houses 11 rental apartments, the larger of which are characterized by several private outdoor spaces as seating or balconies. These apartments are also oriented on three sides. The volumetric offset caused by the staggering makes the building appear more fine-grained and blends in with the smaller, original residential buildings in the area.

The semi-detached house is characterized by a reserved, simple architectural language with a pinch of playfulness.

The separate house entrances are accessed via a private forecourt, which has a tree and two outdoor parking spaces. The slightly recessed entrance to the house is protected from the weather.

The southern garden level offers a wonderful view of the Alps.

The floor plans of the residential floors are spacious and extend over three floors each. Floor-length, glazed sliding window fronts ensure a smooth transition to the garden area and pleasant brightness. On the upper floor there are three spacious bedrooms with two stylish bathrooms including large windows, some of which are corners.

The attic floor accommodates the parents' area/master suite with a bedroom, dressing room, private bathroom and beautiful terraces with unobstructed views of the mountains.

The shared underground car park offers plenty of space for three parking spaces for cars, bicycles and motorcycles and is accessed via a ramp.

The basement rooms and the separate technology of the two houses are located in the basement. One cellar in each house is also provided with natural light - through a generous skylight.

The project plot corresponds to a construction area within a design plan.

The development of 11 single-family houses is located between the residential zone on the east side and the village center zone to the west and ideally connects both parts of the village through its location and grain.

The setting of the individual building volumes follows the slope of the slope and allows it to be felt and experienced as a formative and exciting characteristic of this place.

The height offset by a mezzanine within each building also creates a reference to this experience inside. This also allows for a compact floor plan design, which can make optimal use of the advantages of this design on every floor.

The apartment building, which consists of six 4.5 to 5.5 room condominiums, is characterized by its spaciousness and brightness.

The open floor plans with large windows create a harmonious connection between indoor and outdoor areas. The spacious terraces also allow attractive views of the greenery and are oriented towards the south.

In addition, three apartments have direct access to their own garden.

The project was taken over for execution and detailed planning after the start of construction.

The ten flats were partially redesigned in accordance with the previous project and completely redesigned on the top floor.

It was also necessary to develop a new, harmonious facade in keeping with the location. The choice fell on a clinker facade. This consists of handmade Petersen bricks in a stone format of 60 x 4 cm, which are crunched without joints.

The building also has a car lift, which means that the outside space is spared from parking spaces.

The project was taken over for tendering, detailed design and construction management after building permission was granted. The existing residential building was built in 1909 and contained 12 flats. In the courtyard there was an old building permit for an annex building.

The flats were completely renovated. The castling of the kitchens made it possible to install additional wet rooms. A two-storey extension was built in the courtyard, which contains the kitchen and living space and thus extends the two lowest garden flats. The upper flats also have balconies and a terrace on the courtyard side. In the mansard roof, the existing screed area was dissolved, the existing flat extended and made accessible with wet rooms.

During the construction, attention was paid to the existing materials. The existing wooden floors were preserved by sanding and resealing. The wooden panelling and interior doors were restored and highlighted with a soft grey colour. The best interior doors were replaced in new locations. In this way, the character of the old building was preserved despite spatial adaptations.

The project was taken over after a preliminary study for project planning, execution as well as detailed planning. The six flats on the three main floors were renovated in a contemporary style, while the façades were also adapted to the energy requirements and, thanks to the light beige travertine stone, blend harmoniously into the spacious garden and the immediate neighbourhood.

The existing, unusable hipped roof is to be replaced by a parapet storey, giving the structure a roof termination that is more in keeping with it, and joining the existing flat-roofed buildings in the vicinity.

The starting point for this project was an old barn, which was subordinate to the protection of the townscape.

This meant that the new construction project for a two-family house had to correspond exactly to the dimensions of the old barn and be in keeping with the townscape.

For this reason, the ground floor was constructed as masonry and the upper two floors were clad with a larch wood façade. The roller shutters were made of larch wood and finished in the same way.

Both houses are Minergie certified and have separate ventilation systems.

The school campus consists of a secondary school building with a gymnasium, a primary school building and a kindergarten as well as the administration building.

The existing primary school complex will be extended by 4 classrooms, workshops and additional ancillary rooms.

The new structure uses the natural, topographical conditions to connect to the existing outdoor spaces.

The existing arcade is extended and encloses the new building like an embrace. In addition to the positioning in the terrain, this creates a clear affiliation with the primary school building and a self-evident whole.

The task was to make more economical use of the backyard, which is typical of the neighbourhood, together with the plot with almost no basement.

The backyard was previously occupied by a double garage with eleven parking spaces outside, which gives way to a newly designed courtyard building. This courtyard building is intended to continue the character of a courtyard building, among other things through its siting, volumetrics and materialisation.

The new building contains two flats with direct access to the basement. The remaining basement area to the existing property will be used as commercial space. The interiors of the flats are made of wood, creating a pleasant living environment. The residential unit on the ground floor will have an attractive garden seating area in the backyard, while the flat on the upper floor will benefit from a spacious roof terrace.
